Website information is general

The information on this Website is provided for general informational and educational purposes only. It describes the kinds of conditions we commonly observe in metro-Atlanta homes and how our services work. It is not professional advice about any specific property, and it is not a substitute for an actual inspection of your property by a qualified inspector. Nothing on this Website creates an inspector-client relationship, and you should not act or rely on Website content in place of a professional inspection and a written report prepared for your specific property.

Your signed inspection agreement controls

Every inspection we perform is governed by a separate written Inspection & Consulting Service Agreement that you sign before the inspection. We use different agreements for different services (for example, home inspection, mold, radon, sewer scope, and commercial). If anything on this Website ever appears to conflict with the agreement you signed for your inspection, the signed agreement controls. The summaries below are provided for general understanding only and do not modify, expand, or replace the terms of your signed agreement.

The nature and scope of an inspection

A home inspection is a non-invasive, visual examination of the readily accessible, installed systems and components of a property, performed using normal operating controls. It is conducted in accordance with the Standards of Practice of the International Association of Certified Home Inspectors (InterNACHI). Its purpose is to identify conditions that, in the inspector's professional judgment, are significantly deficient, unsafe, or at the end of their service life.

By its nature, an inspection has limits you should understand:

  • It is limited to areas that are readily accessible at the time of the inspection — areas reached, entered, or viewed without moving obstructions, dismantling components, or risking damage to the property or injury to the inspector.
  • Where multiple similar components exist, a representative number is examined.
  • It reflects the condition of the property only at the precise date and time of the inspection. Conditions can change, and problems can arise or become visible afterward.
  • The inspector is a generalist. A reported condition may warrant further evaluation by a licensed specialist (for example, a structural engineer, licensed electrician, or HVAC contractor).
  • We are not responsible for latent (concealed) defects or for problems that are not visible or accessible at the time of the inspection.

What an inspection is not

An inspection and its report are not any of the following:

  • Not a warranty, guarantee, or insurance policy of any kind regarding the condition, performance, or future life of any system or component. We are not insurers.
  • Not a code-compliance inspection. We may flag health or safety concerns, but we do not determine compliance with any building code.
  • Not a determination of insurability. Insurance carriers use their own underwriting criteria.
  • Not an engineering or architectural analysis.
  • Not a repair-cost estimate, and not advice to buy or not buy a property, or an opinion of its value.

Environmental and health conditions

A standard home inspection is not intended to detect or disclose environmental or health conditions — including asbestos, lead, radon, mold, mildew, wood-destroying organisms, pests, contaminated drywall, PCBs, or other hazardous substances — unless you separately contract for that specific testing. The following specialized services are available and are each governed by their own agreement:

Mold testing — we test, we do not remediate

We provide independent mold testing: a visual inspection plus air and/or surface samples analyzed by an independent laboratory. We do not perform mold remediation, which keeps our findings free of any conflict of interest. Because mold can grow and can exist in inaccessible areas (for example, behind walls or under flooring), and because results reflect a single point in time, a mold report is not a guarantee that mold is or is not present — it indicates what the inspection and laboratory analysis revealed at that time.

Radon testing — we test, we do not mitigate

We provide independent radon testing using an approved short-term measurement device, analyzed by a recognized laboratory; we do not sell or install radon mitigation systems. Radon is a colorless, odorless radioactive gas measured in picocuries per liter of air (pCi/L). Per the U.S. EPA, homeowners should fix the home at 4.0 pCi/L or higher and should consider fixing between 2.0 and 3.9 pCi/L. No level of radon is risk-free. A radon measurement reflects conditions during the test period only; levels fluctuate over time and with home conditions.

Sewer scope

A sewer scope is a video camera inspection of the accessible portion of the sewer or drain line. It is limited by available access points and the condition of the line at the time of inspection, and it cannot reveal conditions in portions of the line that cannot be reached by the camera.

Limitation of liability and disputes

Our liability for any claim arising from an inspection is limited as set forth in the written agreement you signed for that service, and any dispute is subject to the dispute-resolution and time-limitation terms in that agreement — including the requirement that any action be brought within one (1) year of the date you discover, or reasonably could have discovered, the condition giving rise to the claim. These matters are governed by the law of the State of Georgia.

Reports are for our client

Each inspection report is prepared for the sole and exclusive use of the client who engaged us. We accept no responsibility for any use or interpretation of a report by a third party; any third party who relies on a report does so subject to all the terms of the applicable signed agreement.
