11-Month Warranty Inspection FAQ
When should I schedule an 11-month inspection?
Around month 10 or 11 — that leaves you enough time to submit any claims to your builder before your one-year warranty closes. Waiting until the final week is risky.
What does the inspection cover?
Everything a standard buyer's home inspection covers: foundation and structure, roof, HVAC, plumbing, electrical, exterior, attic, and more. It's our full inspection, focused on what a first year in the home brings to the surface.
My builder did a walkthrough at closing. Isn't that enough?
A builder's walkthrough isn't an independent, documented inspection. A full year of settling, weather, and daily use surfaces issues a closing walkthrough simply can't catch — and an outside report carries more weight when you ask for repairs.
What if my warranty isn't exactly one year?
Schedule about a month before whatever your warranty deadline is. Tell us your date and we'll work back from it.
Will I get a report I can give my builder?
Yes. You receive an organized, photo-documented report built specifically to hand directly to your builder.
How fast is the report?
Typically within 24 hours of the inspection, so you can act well before your warranty window closes.
