11-Month Warranty Inspection

Your builder's one-year warranty has an expiration date. We do a full inspection before it closes — so every defect we find gets fixed on the builder's dime, not yours.

We Know What to Look For

A year of living in the home reveals what a walkthrough never could

Settling, weather, and daily use surface the defects that actually matter — and since 2002, with roughly 15,000 inspections under our belt, we know exactly where they show up first in a new build.

Foundation & Settling

Hairline-to-structural cracks, sticking doors, and uneven floors that appear as the home settles into its first year.

Roof & Flashing

Nail pops, lifted shingles, and flashing gaps that only reveal themselves after a full season of weather.

HVAC Performance

Sizing, refrigerant, and airflow problems that surface only after a real heating-and-cooling cycle.

Plumbing & Water Heater

Slow leaks, supply-line drips, and drainage or water-heater issues hidden behind new finishes.

Electrical Systems

Overloaded circuits, reversed polarity, unsecured wiring, and panel defects a final walkthrough misses.

Grading & Drainage

Soil that has settled and grading that now channels water toward the foundation instead of away.

If it's covered by your builder's warranty, it belongs in our report. We document every finding with photos — the way a builder can't dispute.

Your builder's walkthrough wasn't built to find what we find. An independent, photo-documented report is what gets defects fixed — before the clock runs out.

Common Questions

11-Month Warranty Inspection FAQ

When should I schedule an 11-month inspection?

Around month 10 or 11 — that leaves you enough time to submit any claims to your builder before your one-year warranty closes. Waiting until the final week is risky.

What does the inspection cover?

Everything a standard buyer's home inspection covers: foundation and structure, roof, HVAC, plumbing, electrical, exterior, attic, and more. It's our full inspection, focused on what a first year in the home brings to the surface.

My builder did a walkthrough at closing. Isn't that enough?

A builder's walkthrough isn't an independent, documented inspection. A full year of settling, weather, and daily use surfaces issues a closing walkthrough simply can't catch — and an outside report carries more weight when you ask for repairs.

What if my warranty isn't exactly one year?

Schedule about a month before whatever your warranty deadline is. Tell us your date and we'll work back from it.

Will I get a report I can give my builder?

Yes. You receive an organized, photo-documented report built specifically to hand directly to your builder.

How fast is the report?

Typically within 24 hours of the inspection, so you can act well before your warranty window closes.
