Most companies describe their report. We show you ours. Below are real Total Home Consultants reports you can open and read right now — photo by photo, finding by finding.

Real reports. Every client name and property address removed.

4 report types 15,000+ inspections Since 2002 InterNACHI-certified & insured

Why we publish these

A home inspection is only as good as the report it leaves behind.

You’re hiring us for what you can read at the kitchen table that night — and hand to a contractor, a seller, or your agent the next morning. Every issue we find is documented with a photo, a clear location, what it is, why it matters, and what we recommend. No jargon, no guessing.

How to read a finding

Every finding tells you four things.

Actual report page — address & client removed. Photos carry the inspector’s own callouts.

What you see in every finding:

1
A photo of the actual issue — marked with an arrow and a plain-English label, so you see exactly what we saw.
2
Where it is — the system and component (e.g. Roof → Flashings), so a contractor can find it without a second trip.
3
A condition rating — every item is rated on a simple four-level scale (below).
4
What we recommend — in your words, not code-speak. Repair, monitor, or call a specific specialist.

The rating scale, in plain English

OK
Serviceable. Functional; we saw nothing that warrants concern.
MM
Marginal / Maintenance. Warrants attention or monitoring, or is near the end of its useful life.
RR
Repair or Replace. Not working as intended — needs repair, and often a licensed specialist.
IS
Information or Safety. Not necessarily defective, but you should know about it.

Home Inspection

A full visual inspection of the home’s major systems — roof to foundation — documented with photos and plain-English recommendations.

This sample is an abbreviated excerpt, chosen to show a range of systems and the kinds of findings we document. A complete Total Home report is much longer and far more detailed — every system, fully inspected.

  • A photo of every issue, with an arrow on the problem.
  • An OK / MM / RR / IS rating on each item.
  • A “Recommend Repairs” summary up front, so the big items don’t get buried.
Radon test report showing measurement summary and continuous-monitor graph

Add-on · we test, we don’t mitigate

Radon Test

A continuous-monitor measurement — not a charcoal kit — reported in pCi/L with EPA-accurate guidance. Because we never sell mitigation, the result is yours to act on however you choose.

  • The average vs. EPA’s 4.0 pCi/L action level. EPA recommends fixing at 4.0 and above, and considering a fix at 2.0–3.9; no level is risk-free.
  • An hour-by-hour graph — this sample averaged 5.3 pCi/L, above the action level.
  • Test conditions (temperature, humidity, pressure) that prove a valid closed-house test.
Mold air quality report showing indoor samples versus outdoor control
Indoor samples vs. outdoor control
Add-on · we test, we don’t remediate

Mold Air Quality

Indoor air samples measured against an outdoor control, so elevated or indicator species stand out. We don’t sell remediation — so there’s no incentive to find a problem that isn’t there.

  • Indoor vs. outdoor columns side by side — the comparison is the whole point.
  • Indicator species flagged (e.g. Stachybotrys highlighted in red).
  • A tier rating per room, in plain language.

Mold Lab Results

The accredited, independent lab analysis that backs every mold air test. The spore counts come from a third-party lab — not from us — so the numbers are impartial.

  • A lab batch number tying results to your samples.
  • Spore counts by location, charted for quick reading.
  • A full glossary of species — what each one means for your home.
