You’re hiring us for what you can read at the kitchen table that night — and hand to a contractor, a seller, or your agent the next morning. Every issue we find is documented with a photo, a clear location, what it is, why it matters, and what we recommend. No jargon, no guessing.

Home Inspection
A full visual inspection of the home’s major systems — roof to foundation — documented with photos and plain-English recommendations.
This sample is an abbreviated excerpt, chosen to show a range of systems and the kinds of findings we document. A complete Total Home report is much longer and far more detailed — every system, fully inspected.
- A photo of every issue, with an arrow on the problem.
- An OK / MM / RR / IS rating on each item.
- A “Recommend Repairs” summary up front, so the big items don’t get buried.
Radon Test
A continuous-monitor measurement — not a charcoal kit — reported in pCi/L with EPA-accurate guidance. Because we never sell mitigation, the result is yours to act on however you choose.
- The average vs. EPA’s 4.0 pCi/L action level. EPA recommends fixing at 4.0 and above, and considering a fix at 2.0–3.9; no level is risk-free.
- An hour-by-hour graph — this sample averaged 5.3 pCi/L, above the action level.
- Test conditions (temperature, humidity, pressure) that prove a valid closed-house test.
Mold Air Quality
Indoor air samples measured against an outdoor control, so elevated or indicator species stand out. We don’t sell remediation — so there’s no incentive to find a problem that isn’t there.

Mold Lab Results
The accredited, independent lab analysis that backs every mold air test. The spore counts come from a third-party lab — not from us — so the numbers are impartial.
