How long does a home inspection take?
Most take 2.5 to 3.5 hours, depending on the home's size, age, and condition. We don't rush — a thorough inspection of a typical metro-Atlanta home isn't something you can do in an hour.
Should I attend the inspection?
Yes — we encourage it. The most valuable part is the walkthrough at the end, where we show you the findings in person and answer your questions on the spot.
Is a home inspection required in Georgia?
No. Georgia doesn't license home inspectors and doesn't require an inspection to buy a home. But your lender may, and skipping the inspection on a six-figure purchase is a risk most buyers shouldn't take.
What does a home inspection cost?
It depends mainly on the home's square footage and age. What you're paying for is an inspector telling you the truth — with a track record here since 2002. It's the most expensive purchase of your life, and the report routinely saves buyers far more than the fee.
What happens if the inspection finds problems?
Nearly every home has issues — the question is which ones matter. We separate the urgent and costly from the routine, so you can decide whether to negotiate repairs, request a credit, or move forward. Findings are leverage, not a deal-killer.
Do you inspect new construction?
Yes. New doesn't mean flawless — we catch builder oversights while there's still time to have them corrected under warranty.
